What is eSPA? The New Standard for Signing Your Property Agreement.

An eSPA (electronic Sale and Purchase Agreement) is the digital version of the SPA, the legal contract that sets out the terms and conditions of a property purchase between the buyer and developer. Instead of printing and signing physical documents, the SPA can be reviewed and signed electronically through a secure e-signing platform such as iDsaya.

For buyers of new property developments in Malaysia, this means the traditional SPA signing process has become more convenient and streamlined. Once the developer and legal firm initiate the eSPA process, buyers can access the agreement, verify their identity, review the documents and complete the required digital signing steps online.

How the eSPA Signing Process Works?

1️⃣ Booking & Preparation – After paying the booking fee, the developer prepares your SPA based on your unit and personal details.

2️⃣ ID Verification – Download the iDsaya app and confirm your identity using your IC, matched against the buyer particulars in the SPA.

3️⃣ Receive the Link – You get a secure e-signing link via email or SMS.

4️⃣ Review the Document – Check all the detail, personal information, the price, payment schedule, and timeline before signing.

5️⃣ Sign Digitally – Verify via OTP and complete your e-signature.

6️⃣ Lawyer & Developer Sign – Both parties complete their portions online.

7️⃣ Stamping – The SPA is digitally stamped to become legally binding.

8️⃣ Get Your Copy – A signed, stamped copy is issued to you.
